Terms and Conditions
For the purpose of these Terms and Conditions, the following definitions shall apply:
“Property Owner” / “Company” refers to CEY srls, the company managing the apartment(s), guest services, and reservations.
“Guest” refers to the person who makes the reservation and/or any person staying in the apartment during the reservation period.
“Property” / “Apartment” / “Accommodation” refers to the apartment reserved by the guest and managed by CEY srls.
“Reservation” refers to the confirmed booking of the apartment for a defined period of stay.
“Security Deposit” refers to the refundable amount that may be held or charged to cover damages, missing items, or violations of these Terms and Conditions.
“Stay” refers to the period between check-in and check-out dates specified in the reservation.
“OTA (Online Travel Agency)” refers to third-party booking platforms including, but not limited to, Booking.com, Airbnb, Vrbo, Tripadvisor, Plum Guide, and similar services.
“C&Y Roma App” refers to the mobile application used by guests to access services, communications, information, and payments related to their stay.
Prices (in euros €) are intended per night per apartment.
Any additional guest beyond the minimum occupancy specified for the apartment is subject to an extra fee not included in the base price (minimum occupancy: 3 guests).
Bed arrangements will be prepared according to the number of guests in the reservation (e.g., 2 guests – 1 double bed; 3 guests – 2 double beds; 4 guests – 2 double beds). Any different arrangement must be requested in advance by the guest and may be subject to a surcharge.
Prices include the exclusive use of the reserved apartment, linens and towels, utilities, internet, and VAT, for the number of guests indicated at the time of reservation.
Any additional person staying in the apartment must be authorized in writing by a company representative. Such additional guests will be required to provide identification and pay the applicable extra fee. Failure to comply may result in the immediate termination of the reservation.
Weekly rates apply to stays of 7 (seven) nights.
Monthly rates apply to stays of 28 (twenty-eight) nights.
Children aged 0–2 stay free of charge. A crib can be provided upon request at no additional cost.
A cleaning fee is applied to the total reservation price at a fixed rate and is not included in the nightly rate.
Local taxes (city / tourist taxes) are not included in the reservation price and must be paid through the C&Y Roma App, in the “Tourist Taxes” section, using the payment link provided to the guest before or during the stay.
Payments made by credit card may be subject to a 2% surcharge to cover transaction fees.
If payment through the app is not possible, the tourist tax may be paid in cash as a fallback method upon arrival or before check-out, according to the instructions provided at the time of the reservation.
Check-in and checkout times are determined for every structure. In case none is specified, the standard 15:00-23:00 and 10:00 local time will apply. Check-in outside those hours are not guaranteed and in case of approval an extra charge of 50,00€ for check-in and a 30% of the night rate for late checkout (never beyond 13:00 local time) will be charged.
Primary mean of access to the apartments is via C&Y Roma APP. Please be sure to have a working internet connection at the time of arrival in order to avoid any inconvenience. Guests are held responsible for the custody of the emergency keys provided (one set of keys for every apartment). Should the keys be lost or damaged a cost of replacement of 150€ will be charged to the guest.
In case the reservation is guaranteed with a deposit, it will be paid with the credit card provided at the time of the reservation. In case of cancellation within the cancellation policy terms, the deposit will be refunded within 14 (fourteen) days. In case of cancellation outside the cancellation policy terms the deposit will not be refunded.
Smoking is not allowed inside the properties, this includes e-cigs or any other vaping, should this occour a fine will be issued according art.1 l.584 11/11/1975 and an extraordinary cleaning fee of 150€ will be charged to the guest.
Any intentional or negligent damage to the property will be reported to the booking platform and charged to the guest.
If any damage is found upon check-in, it is the guest’s responsibility to notify the property owner as soon as it is discovered and, in any case, no later than the day of check-in.
If any damage occurs to the apartment or to any appliance, furniture, structure, wall, floor, ceiling, window, door, or electronic device during the stay, the guest must inform the property owner immediately.
If the property is not informed of the damage within the required timeframe and the damage is discovered at checkout, the property reserves the right to retain the security deposit, partially or in full, or to request additional compensation in order to repair or replace the damaged item.
Upon arrival, guests are required to provide a valid ID and their home address in order to complete the registration process required by Italian law.
Guests acknowledge that identification documents will be requested prior to check-in, and it is the guest’s responsibility to provide the requested documentation within the timeframe indicated by the property.
Such information will be processed in accordance with applicable law and used solely for the purpose of registering guests with the competent police authorities.
CEY srls may require this information to be provided before the arrival date, and failure to provide the requested documentation may prevent the check-in process from being completed.
These Terms and Conditions are deemed accepted by the guest at the time of reservation confirmation, regardless of whether the reservation is made through the official website, a direct booking channel, or through third-party platforms (including but not limited to Booking.com, Airbnb, Tripadvisor, Plum Guide, Vrbo, and similar online travel agencies).
These Terms and Conditions shall prevail over any conflicting or additional conditions stated by third-party platforms or other sources, to the extent permitted by applicable law.
It is the guest’s responsibility to read, understand, and accept these Terms and Conditions prior to arrival.
If the guest does not agree with any part of these Terms and Conditions, they must notify the property using the contact channels provided for reservation management within a reasonable timeframe after the booking confirmation. Failure to do so will be considered as full acceptance of these Terms and Conditions.
These Terms and Conditions, as well as any reservation and stay at the property, shall be governed by and interpreted in accordance with Italian law.
Any dispute arising from or related to the reservation or the stay shall be subject to the jurisdiction of the courts of Rome, Italy, unless otherwise required by applicable law.
Guests are welcome to share their experience through reviews and feedback following their stay.
However, any review, comment, or public statement that is knowingly false, misleading, defamatory, or intended to damage the reputation of the Property Owner or the Company will be treated with the utmost seriousness.
The Company reserves the right to take appropriate action to protect its reputation and interests, including reporting such content to the relevant platform, requesting its removal, and pursuing any remedies available under applicable law.
This clause does not limit the guest’s right to express honest opinions and factual feedback regarding their experience.
